AD HOC COOPER LAND EVALUATION COMMITTEE
To address questions and concerns, as well as develop a possible plan of action, the HSVPOA Board of Directors formed the Ad Hoc Cooper Land Evaluation Committee in April 2022 to research, analyze and recommend which parcels currently owned by Cooper Communities, Inc. could be beneficial or useful to the HSV community – now or in the future.
At the conclusion of their research and analysis, the committee will provide a recommendation to the Board on the specific parcels that should be pursued and why, as well as options that could be used to acquire the parcels without using the increased assessment dollars that have been prioritized for infrastructure and maintaining our existing amenities.
As part of their study, the committee asks community members to provide input regarding Cooper Communities Land. This input can include specific or general questions or recommendations. Please email your input to hsvlandeval@hsvpoa.org.

If acquiring the Cooper property would prevent an undesirable business or structures from building there, then yes. But just to buy it for more land, I see no need, we already have many acres that are unbuildable. Harvesting the trees would bring in much needed cash, but not a good look, even if its invisible to the public. We’ll be paying taxes on the land I assume, so an addiional cost for property owners. The BOD must weigh the issue carefully,
Thanks, Lynda. The POA is not trying to acquire CCI land, except for the parcels where we have POA infrastructure located, including the trails, water towers, etc. CCI is giving us everything with infrastructure and most of the land where there are portions of trails, except for Cedar Creek Trail and Waypoint. A portion of Waypoint is owned by Los Lagos. There is only one piece of land that the POA will need to purchase and that is the Coronado golf cart trailer parking area for $5,000, and this includes much-needed room for expansion of the parking lot. It has been determined there is no place else to put the golf cart trailer parking. CCI has pretty much agreed to give the POA everything they are asking for.
As long as it does not interfere with our roads getting repaired etc. plus no new increases on our POA fees. Now or in the future. Then choose wisely .
